Department:   Buildings & Grounds

Reports To:  Head of Buildings & Grounds

FTE: Full-time, Non-exempt

Salary Range: $25.00-$28.00/hour (base)

  • Eligible for additional premium pay and shift differential pay, on-call stipend, cell-phone and clothing stipend, and other additional comp detailed below. 

Hours: 45 hours per week (5 days of 9 hour shifts that include 1 hour unpaid lunch per day)

  • Split shifts rotate weekly among the team and are either 7-4 or 8:30-5:30

Location : Worcester, Massachusetts. *Candidate must live within 45 minutes of our location due to on-call needs of the position.

Are you a Jack-of-all trades with facilities who likes to learn new systems and skills? Do you enjoy working with others and having no two days look the same? We are seeking a reliable and detail-oriented Maintenance Assistant to join our three-person facilities team for our five-building campus in Worcester. The right person for this role will have an interest in what our organization does and understand how your role is critical in protecting our campus of buildings, and the people and collections of historical materials housed within them.

The American Antiquarian Society (AAS) cultivates a deeper understanding of the American past, grounded in its ever-growing collection of printed and manuscript sources. The Society fosters a broad community of inquiry through inclusive programs and generous support of scholarship. A national research library and learned society founded in 1812 by Revolutionary War patriot and printer Isaiah Thomas, AAS is located in Worcester, Massachusetts. The AAS library today houses the largest and most accessible collection of books, pamphlets, broadsides, newspapers, periodicals, children's literature, music, and graphic arts material printed before the twentieth century in what is now the United States, as well as manuscripts and a substantial collection of secondary texts, bibliographies, and digital resources and reference works.

Duties/ Responsibilities

  • Perform all assigned tasks in a professional manner as to reflect the highest integrity of the Buildings & Grounds team
  • Maintain HVAC, electrical, mechanical, plumbing, fire/life safety and other associated equipment to maximize efficiency levels 
  • Perform preventative maintenance on equipment and systems per the Preventative Maintenance schedule
  • Perform all seasonal outside duties including but not limited to spring cleanup, fall cleanup, mowing, weeding, edging, weed trimming, bush trimming, snow removal, salting, sanding, and parking lot maintenance for a small campus.
  • Perform other tasks as assigned, including but not limited to, general cleaning including vacuuming, garbage and recycling pickup, overseeing outside contractors; work as assigned (day, evening, nights, weekends) and as required by emergency situations when directed by the Head of Buildings and Grounds

Required Skills/Abilities

  • Ability to work independently without direct supervision; good interpersonal and communication skills
  • Basic craftsman skills
  • Knowledge of HVAC systems including building monitoring systems (BMS) preferred
  • Knowledge and experience in electrical systems, plumbing, mechanical equipment, as well as in the maintenance of these types of systems
  • Knowledge of minor small engine repairs including performing preventative maintenance on outdoor equipment.
  • Ability to lift, bend, move heavy equipment/furniture of up to 50 pounds & remain on one's feet for extended periods of time.
  • Must have reliable transportation and ability to reach our campus within 45 minutes during on-call periods.
  • Must have cell phone for on-campus communication use; the Society will provide a stipend towards this cost

Education/Experience

  • 5+ years related experience; post high school education in facilities studies desirable
  • High School Diploma/GED or higher
    • Or an equivalent combination of education and experience

Physical Demands/Work Environment

  • Prolonged periods of standing, walking, and sitting. 
  • Occasional periods of climbing or balancing, pulling/pushing items, lifting/carrying items weighing up to approximately 50 pounds, and reaching with arms and hands. 
  • Vision and hearing at or correctable to “normal ranges.” 
  • The use of hands for basic grasping/manipulation, use of hands for fine manipulation, occasional reaching, stooping, bending, kneeling, crouching, and keyboarding. 
  • Physical duties are subject to change. 
  • May be exposed to dust, mold, and/or other organic material or other irritants. Hazards are considered minor and controllable.

Additional Information

Hours:  This is a full-time, non-exempt position of 40 hours (45 hours minus a one-hour unpaid lunch per day). There may be occasional nights and weekends to support events and these would be scheduled in advance. You also will be on-call one week out of every three weeks (generally).

Each week you will work either 7-4 or 8:30-5:30, depending on the on-call rotation.

Compensation & Benefits

The range for this position is $25-28/hour, which is approximately $52,000 to 58,240 annually (base). We also have premium pay of time-and-a-half for time worked outside of your normal shift and for snow removal time. Additionally, we provide a flat stipend of $150 for each week that you are on-call, whether or not you end up needing to come in. We also provide a monthly cell-phone stipend of $50, as well as a quarterly clothing stipend of $50.

Examples of benefits for full-time staff are vacation, sick and personal time, as well as ~12 paid holidays, your birthday off and paid full-office closure for approx. one week in December.
